Minor annoyances—weak water heater, lukewarm fridge, no A/C, just one old fan—add up given the price. The bigger issue: misleading listing. “Walk to beach” is technically true, but it’s 20–30 minutes on car roads and trails—not beachfront access. “Dog friendly” also stretches reality; outdoors you’re boxed in by roads, drop-offs, and a golf course where a nosy neighbor tattles if your dog or toddler steps on the grass (while locals walk freely). Overall vibe: you’re not at a “retreat,” but an overpriced outsider’s seat in a golf community, trapped between HOA rules and neighbor surveillance. Clean house, yes—but the value and honesty of the description are sorely lacking.

The house was well stocked and was able to fit our 6 person party easily. There was a great deck that had a view of the ocean and made for a nice place to eat dinner.
The property had a lot of very cool rock artwork and made for a nice place to walk.
We had a very good family get together so I am very pleased with the last few days at this place with view, hot tub, cozy kitchen . Place was close enough to many other beautiful spots in the bay.

The minor issues we faced ( broken bathroom lock and a not so well draining sink and a few broken window handle ) but nothing that bothered us much. And Harman responded to us right away. We chose not to get them fixed during the stay and Harman gave us a small break for inconvenience.
We had a great time. The house was as described and a good location. We enjoyed coffee on the beautiful porch in the mornings. Harman was a great host.

We spent a month at Jeff's place and it was heaven. Location is ideal, 5 minutes from town yet you feel like you're in the middle of the countryside. Beautifully decorated house, well stocked kitchen, gorgeous pool w/ pool house that feels like a resort, pickleball (!) - we had a blast. And the layout with barn apartment and guest rooms over garage made it ideal to welcome guests for weekend visits. We had some issues with appliances not working and water running out (due to a weird situation where pool was refilling itself and draining the tank), but the property management team was super helpful and responsive in getting issues resolved. You do need to take care to conserve water here, which we should all be doing anyway. But for a truly relaxing getaway so close to town, this property is amazing.
The view the view the view. It is spectacular one of the best we've ever say that. Extremely convenient location within minutes of downtown. We found a very nice gym a well stocked store for buying food stuff. And the house is very well appointed quiet and peaceful.
Our family of 6 had a fun stay at the house, and our two boys loved the bunk beds and the pool. The view from the deck was amazing, both watching the sunrise in the mornings and the sunsets in the evenings. Harman was a great communicator and responded promptly to questions. Great location being so close to town but also feeling like you’re out in the country as well, with the coast just a quick drive away. Thanks!
Comfortable beds, nice pool and beautiful surroundings! My personal favorites were the on-site lemon tree and fresh blackberries 🍋 Plenty of room for a group of 12 girls

What a fantastic find! This was the perfect spot for our family of five to spend a quiet and relaxing three nights. The location is beautifully tranquil, the kitchen had everything we needed, and the beds were incredibly comfortable. The host was an absolute pleasure to communicate with – so warm and responsive. The guest handbook they provided was one of the most thorough we've ever seen. Despite the peaceful setting, it was great to know the town of Sebastopol was only 20 minutes away when I needed to pick up a prescription from the CVS. A 5-star experience all around. We will definitely be back!
We enjoyed our stay at Harman’s place. The location was wonderful and the host’s responsiveness was a huge plus, but we found it to be a little more rustic than we were anticipating for the price. There is no central air conditioning, but there are some portable units that do keep the home cool. The beds were comfortable and the bathrooms were clean but I just think it would have been helpful to know that this home is essentially an annex building that has been turned into a livable but not necessarily luxurious cottage. Nevertheless we loved our time there and 6 people slept comfortably.
We absolutely loved this home and would highly recommend it. Our family will definitely stay here again. The property itself is sparkling! The furniture is beautiful and so comfy. We especially loved the beds!

This was our 2nd stay at Riverlands. Harman was a great host, and made sure we had all of the instructions needed, as well as local recommendations. The house is spacious, as is the yard, with all the amenities you could want- well stocked kitchen, bathrooms, and plenty of river toys. The location is perfect. You feel tucked away in your private oasis, yet can easily walk into town.
Absolutely gorgeous spot and the home is so well designed and cared for. Highly recommend the Dew Point to enjoy this beautiful area.
Me and my family had an amazing time houses are very beautiful and well decorated. I loved it! The host was very attentive and wrote back at a timely manner. Pool was great was in it the whole time. Felt very much at home. We had one problem was it we dealt with. Over all my stay was amazing and i would love to come back and stay longer!! I recommend this for anyone with a big group for a get away. Loved it here

Patricia was a great host! Very responsive and friendly. The house is spacious, well stocked, and walkable to the beach. We really loved having access to the hot tub and some of the amenities at the clubhouse. Overall it was a spectacular short trip! We managed to forget a few things and Patricia was super accommodating. We really appreciate her hospitality.

This is a hidden gem of a property! The grounds are spacious with walking paths around the house and property. The gardens are impeccably maintained and we enjoyed the natural surroundings and creek sounds! The pool was a welcome relief from the warm weather., and we enjoyed floating privately. The kitchen and outdoor BBQ area is well appointed for our group of “foodies” that love to cook for each other when we are together. We will be planning another visit to this property next year as we all had a marvelous end of Summer retreat!
The Bodega Bay Retreat is probably one of our most favorite houses we stayed in. Super clean, lots of charm, great open floor plan with an
awesome and super well equipped kitchen, and of course in beautiful Bodega Bay with fantastic views of the ocean and bay all day! Patricia was a phenomenal host, checking in with us to see if everything was ok, and giving us local recommendation. If we could, we’d give the Bodega Bay Retreat 10 out of 5 stars!!!
