Walkthrough:
Riverlands is a two level home, main living + 2 bed/2 bath upstairs and 2 bed/1 bath downstairs (exterior stair only). The main entry is also up a set of stairs, and the kitchen, semi-formal dining, and living room open to each other and wrap around the central woodstove console. The living and dining rooms open to a large deck with outdoor dining, loungers, hot tub. Down a hall, there’s a full bath, bedroom and master suite with its own full bath. Beyond the master suite, the hot tub sits in its own room that also opens directly to the deck. Note that there are curtains only (NO doors) between the master bedroom and master bath. From the deck, there are exterior (NO interior) stairs from the main living level down to the two bedroom suite with full bath, surrounding a central game room. The laundry shed is also on this lower level, just outside the door to the lower suite. A few more stairs lead down to the rear yard and *seasonal dock. Upper level 1700sf; lower level 1000sf; grounds are 1/2 acre.

-There is no interior connection between the upper and lower levels of this home.
-About the River: Roughly May-October, the River is gentle, with very little white water, warm enough to swim. Water levels can vary greatly, especially in June and September. Roughly November-April, the River is very swift, deep, and muddy, not considered safe for swimming or boating. Depending on rainfall, beaches are more or less under water. Rivers are dynamic, changing over the course of the season and year to year. Russian River levels depend upon a complex integration of upstream dams at Lake Mendocino and Lake Sonoma, summer dams at Healdsburg and Guerneville, tidal influences, County water flow decisions and drought conditions. River water is generally clean and safe to swim in, tested frequently by the County. However, if River-based water activities are in your plans, please use caution and search for the Sonoma County Health Department’s most recent recommendations for safe river use on the Sonoma County website. We cannot guarantee water conditions, or river levels, river access or frontage conditions at any time of year in any location. Photos of the River are not necessarily representative of the conditions concurrent with your stay.
-About the Dock: USE DOCK AT YOUR OWN RISK. *See above for potential seasonal availability. This dock is a pier type (fixed not floating), so the dock is always in place, but water level can vary significantly, high when the downstream dams are installed (typically late June to mid Sept) and once the rain starts, low heading in and out of summer. When available, access to the river is a ladder off the side of the pier to either water (when the river is high) or riverbank (if the water is low). Boats must be carried up the ladder and locked on top of the dock when not in use or they may sink and/or get trapped under the dock with the rising and falling water level. We check the boats on each departure to make sure they are left on the dock. If we have to haul out a boat from under the water because it was left in the water, there may be a charge.
-About the Boats: USE BOATS AND BOATING GEAR AT YOUR OWN RISK. *See above for potential seasonal availability. We provide two adult and two child life vests; additional can be purchased in Guerneville. All watercraft and equipment should be returned to their original locations and secured after each usage. Number and type of boats may vary. B.Y.O.F (bring your own floaties). See dock description above as it impacts boat use.

Live Like a Local…Be a Good Neighbor*
GOOD NEIGHBOR POLICIES
(A.K.A. REQUIRED BY SONOMA COUNTY RULES FOR VACATION RENTALS*):
Quiet hours are 9pm-7am (neighbors should not hear you during that time). No outdoor amplified sound/music (outdoor speakers) or loud noises at any time. No guests or cars in excess of the maximum occupancy and cars noted in house listing. Parking instructions noted in listing, house binder and arrival instructions will be observed. No weddings, parties, events, or loud gatherings of any kind. No temporary structures (including tents) or RV’s. No unsecured dogs or nuisance barking. Dogs will not be left alone in the house. No solid fuel burning outdoors, including charcoal BBQ’s and wood-burning firepits. State/local fire bans will be observed (Spare the Air, etc). Vacation rental guests must vacate the property upon issuance of a VOLUNTARY Evacuation Order for the evacuation zone in which the home is located.

Check-In and Check-Out

We will message you within a week of your arrival with a code to enter house, special directions for finding the house, and instructions for getting into the house. It’s best to save to your phone, as cell network connections can be spotty in this area. Please try to arrive to our rural area in daylight.
• Check-in time is 3pm. Your access code will not work before 3pm.
• Check-out is 11am. Your access code will stop working at 11am.
Things you’ll find at the house (and some you won’t)…
Any amenity not on this list (listed in the house description) is subject to change without notice. We try to keep everything up to date, but if that additional amenity is very important to you, please ask about it.
• Bed: One set of bed linens per bed. Bed will be made up with fresh linens for your arrival.
• Bath: One set of bath towels per person (a set is one bath towel, one hand towel and one wash cloth)…just like a hotel. Initial supply of toilet paper (2+ rolls per bathroom), hair dryer, liquid hand soap, bodywash/shampoo combo.
• Please bring your own toiletries (including bar soap and your favorite conditioner), spa/beach towels.
TIP: If you find any of these items at the house, you are welcome to use them, but they are not routinely provided. You can also purchase locally at Safeway or one of the local markets.
• Kitchen: Stove, refrigerator, blender, microwave, drip coffee-maker & grinder (but not coffee), toaster, complete cookware, dishes, glassware, flatware, dishwashing and liquid hand soap, dishwasher detergent (if the house has a dishwasher*), one roll of paper towels, dish towel, sponge, trash bags.
TIP: Use only provided dishwasher detergent in dishwasher. Never use regular dish detergent in the dishwasher. *Check amenities to confirm whether your home has a dishwasher.
• Laundry: Washer & dryer. We provide laundry detergent, but not dryer sheets. Keep loads to 2/3 max.
• Entertainment: Cable, satellite or streaming service, Wi-Fi, music player. Pay-per-view/on-demand/streaming subscriptions are not included in your reservation.
Getaway Clean & Safe – Keeping Our Community Safe
Abundance of Caution Cleaning: Your home will be professionally cleaned by a Russian River Getaways staff housekeeper, using CDC-recommended protocols. Your housekeeper is our employee, who, thanks to visitors like you, is able to live and work in the Russian River area. Thank you for supporting local jobs!
Maintenance/Service Calls: We will only service urgent indoor house issues during guest stays. When a technician needs to visit the house, we will ask that you physically distance from the technician and mask if you have had any exposure to Covid-19 or any infectious respiratory disease.
Hot Tubs
Hot Tub Maintenance: Use the hot tub at your own risk. The hot tub is maintained weekly and regular maintenance may occur during your stay. The maintenance person will not contact the house first. They will arrive on their scheduled day, perform necessary maintenance, and depart.
Hot Tub Rules:
USE HOT TUB AT YOUR OWN RISK.
No children 6 or under in hot tub; Children must be supervised at all times; No running, roughhousing, diving; Never submerge head in hot tub water; Do not use hot tub if pregnant, intoxicated or have any other risk factor; No glass, food or drink in or around hot tub; Do not remove floaters, sweepers, filters; Wash body before and after using hot tub; Change swimwear if you’ve been in the River; Do not wear/add oils, soaps, lotions to hot tub; Do not use if the water appears cloudy, dirty or otherwise unsanitary; If hot tub water is low, fill to 1 inch above highest jet; Leave hot tub temp between 100° and 104°; Do not turn hot tub off or below 98°; Replace cover when not in use; Never stand or sit on cover; DO NOT OVERUSE HOT TUB (max 3 people/2 hrs); NO DOGS in HOT TUB!
Lost and Found…
If you leave something at the house, we will try to help you get your lost items back, so message us ASAP. There is a $50 flat fee for retrieving and shipping lost items. We keep found items for only 30 days.

The Placid and Picturesque Giusti Ranch and Vineyard was very warm and welcoming(Kurt, "Thank You so much for the Birthday greeting & lovely bottle of wine!"🥰). The pristine, rustic yet contemporary ample home space and luxe amenities(Pool, Hot Tub, Fireplace, Jacuzzi and Bidet-located in the primary bedroom suite, W&D)was the perfect setting in accommodating myself and friends-(group total of 6)while celebrating my Birthday weekend. We were contented with the outlined booklet highlighting the home's amenities, operational guidelines, local shopping and To Do's etc. as well as Kurt's gracious and timely response in making our four day stay exceptionally comfortable and memorable. The majority agreed our only regret was we didn't stay long enough to enjoy a stroll through the property's Vineyard, local Nature Paths and pick Figs and Fruits for Charcuterie & more🍷🍷🍷
ABSOLUTELY PERFECT for our girls getaway weekend. This place was so comfortable and had everything we needed for a very fun comfortable stay. The pool area is amazing, the views are spectacular, and the house was very cozy and clean. We fit 7 girls here perfectly and were able to cook meals, etc. We had dinner in town one of the nights and went wine tasting one of the days. All were very convenient to this location. I would highly recommend. Kurt and Heather were so helpful and communicative throughout our stay.

A group of us goes to Guerneville every year, and Riverlands was possibly the best home we've stayed in to date. The layout is spacious, with plenty of seating and dining space inside and out. The kitchen had everything we needed. There was lots of space to recreate in the yard or on the river. We appreciated having kayaks to use, and a nice big dock. The river was deep enough to jump in and swim, and the hot tub was amazing after those cold morning plunges. Everyone said they would love to return.
Great location and layout, with ample room for people to hang out both indoors and out. Love that both bedrooms upstairs are king size beds -- something that is often hard to find in a Russian River rental. Plenty of boats (we often have to rent some extras but not here!). We were with teenagers and the separate downstairs unit provided them their own space, which was lovely. Less than 15 minutes walk to town, which is such a convenience. I see that some other reviews have pointed out the loud lawn activities on Weds -- we also experienced that and, while it didn't really bother us, it does go on for a long time because the same gardener is tending to a number of adjacent properties, including the large backyards (which are interconnected and unfenced). If you are sensitive to noise, definitely plan to be elsewhere during that window. Will happily return to this house!
We had an amazing stay at this home. The location is just so perfect. The direct river access (with kayaks) is a dream, and you are also a 5 minute walk to the Play Land where you can play pool and air hockey ($1/game) or putt putt if you're so inclined. Just 5 minutes further is downtown Guerneville with everything you could possibly need. Also this place is super convenient to the roads that will take you to the neighboring towns of Forestville, Sebastopol, or Jenner (the ocean). The interior space works really well for a family as everyone (plus pup) has plenty of space. The deck has so much space (and large table) for eating and relaxing. As for there not being any AC (which I assume is pretty standard in this area) we stayed during a relatively hot week in early August. A couple days were above 90. However, it never felt hot in the house and only got slightly warm in the living room near sunset bc of the windows. Leave the windows open at night and the house stays cool all day.

Riverlands provided the perfect space for our family gathering. The layout worked well for our family of 8 (plus a toddler and dog) and the house had everything we needed for a relaxing week together. The house was clean and well stocked including cooking utensils, games, kayaks and floats. We spent our days at the dock or hiking and evenings cooking, playing games and hot tubbing. Russian River Getaways was a very responsive host and provided great communication from our arrival to the moment we left. We will be back for an annual gathering. Thank you for a wonderful vacation!
